Terms & Conditions

The Hirer is responsible for return of property in good condition with any loss or damage reported and paid for before departure. Property sleeps a maximum of 5 guests. Property to be locked when empty at any time.  No Smoking inside Property.

Arrival Time

3pm onwards. Please phone us on 07736 014831 approx 30 minutes before arrival and we will meet you at Kearney Cottage. We cannot accommodate you before 3pm.

Departure Time
Departure by 10am. Please phone us 30 minutes before departure so we can personally say goodbye and collect keys. The Hirer is responsible for leaving the property in the good condition it was found in with all crockery and utensils washed up and put away, property locked.

Deposit
50% deposit payable upon booking with e mail confirmation. Paid by check or phone us for BACS payment information. Receipts with useful information sent in post.

Balance
The balance payment is due 6 weeks (42 days) before commencement of your holiday.

£100 damages Bond is taken with the balance. Refunded (less any itemised charges) when property checked.

Normal twice a day central heating morning & evening included in tariff. Optional 24 Hour Central Heating charge £50 per week/pro rata for short breaks, paid with balance. All utilities included in tariff.

The onus is on you to pay the balance on time.

No reminder will be sent. (We do try to contact you if we don’t hear from you but this must not be relied upon in anyway as a reminder).

If the balance has not been paid 42 days before commencement of your holiday it will be treated as a cancellation.

Cancellation
By making a booking you are entering into a contractual agreement and liable for the full cost of your holiday.

We therefore recommend that you take out holiday insurance.

If you cancel your holiday and the property is re-let (possibly at a discount) there is a pro rata refund less a £30 cancellation fee.

In the unlikely event that The Proprietor has to cancel due to circumstances beyond reasonable control (i.e. example fire damage) a full refund will be given. The Proprietor accepts no further liability as a result of cancellation or curtailment of holiday due to circumstances beyond their reasonable control.

Complaints & Damage
If you have any complaints please tell us immediately to enable us help rectify the problem. Complaints cannot be entertained after your departure.  The hirer must inform us of any damage before departure so that it can be repaired or replaced for our next visitors.
