Access Statement for Kearney Cottage

Introduction

Kearney Cottage is an old Fisherman’s cottage built around 1850 but refurbished in 2010/11 to a high standard.  We have tried to provide as much information as possible in this statement, if you have any queries please do call.  We look forward to welcoming you.

Pre-Arrival

•We have a basic website www.ChesilBeach.org.uk

•The nearest bus stop is 40yds from the front gate 

•The nearest train station (Weymouth) is 5 miles away; there are accessible taxis at the station and the bus service goes there too.

Arrival & Car Parking Facilities

•There is a car park 200yds from the cottge (clearly marked from the main road)

•Car park is a public Car Park and free for 72 hours which renews each time you move your car.

•There is street parking opposite the cottage restricted to 1 hour between 7am and 7pm but unrestricted at weekends.

•The Front Gate is hinged on the left openning away from the pavement and has 2 steps 20cm high and 76cm wide in front of it.

•To the right of the front gate there is a lockable storage cupboard ideal for bikes etc. with an entrance 61cm wide and 138cm high.

•From the front gate there are 10 steps 18cm high and 100cm wide leading to the front patio area and the front door.

Main Entrance

•The Front door opens into the property and has a step in front of it 15cm high and a threshold of 6cm, the minimum width available is 56 cm. The key is accessed via a key safe which is mounted on the wall to the left of the front door at a height of 148cm. The front door lock is 90cm above the floor.

Dining Room & Lounge

•From the front door there is a small porch area with a glass panel door 70cm wide leading into the Lounge Dining area.

•To the front of the cottage there is a bay window with the TV and lounge armchairs and sofa in front of it.

•To the rear of the area is a dining room table and seats for up to 6 people with adequate space to one side for access to the glass panel door to the rear hall which is on level ground 57cm wide.

Kitchen

•The dining room door leads to the inside kitchen door which is 66cm wide and opens into the kitchen.

•The kitchen is galley style with an external door to the right which is 62cm wide and has a threshold of 7cm high leading to the back courtyard.

•Worktop height 90cm. 

•Electrtic Oven door is drop down

•Sink is 88cm high with cupboards underneath

•Hob is 90cm high and Gas

•Flooring is tiled

•Evenly lit kitchen by spotlights

•Good contrast between floor, cupboards and other surfaces

•Fridge with small freezer is fitted, highest shelf in fridge 87cm

Bedroom 1 – 1st Floor

•From the rear hall there are 10 stairs 62cm wide and ranging from 21cm to 25 cm in height.

•Glass panel Door width 57cm

•Double bed provided

•Non Feather duvets and pillows provided.

•Sheets, duvet covers and pillow cases are provided.

Bedroom 2 – 2nd Floor

•From the landing on the first floor there are 10 stairs 21cm high and 61cm wide that turn 90 degrees to the left as they ascend.

•The door is 71cm wide

•Double bed provided.

•Non Feather duvets and pillows provided.

•Sheets, duvet covers and pillow cases are provided.

Bedroom 3 – 2nd Floor

•The door is 69cm wide

•Single bed provided

•Non Feather duvets and pillows provided.

•Sheets, duvet covers and pillow cases are provided.

Bathroom – 1st Floor

•Door width 71cm

•Bath with mixer taps and shower on flexible cable with shower panel.

•Bath height is 47 cm.

•Toilet seat height 45cm

•Space to right of toilet is 60cm, no available space to the left

•Flooring is Tiled

•Good colour contrast between floor, walls and furniture

Utility / Outside WC

•There is a 17cm threshold from the outside and 28cm threshold on the inside as the room is slightly lower than the courtyard, the wooden door opens out onto the courtyard area and is 67cm wide.

•The room is fitted with a low level WC, a wash basin and a washer/dryer.

•The floor is tiled and the walls are partially tiled.

Rear courtyard

•The courtyard is accessed from the kitchen door up a single step 15cm high and 166cm wide.

•There are two hooks above a ground drail for guests to wash their wetsuits on.

•A hose on a reel is provided for guests to use.

•Recycling boxes are provided in this area

•There are 7 steps up to the rear patio, the steps are 133cm wide and range from 16cm to 25cm high, the largest being painted white to help guests notice the difference in heights.

•A patio set comprising of table, parasol and 4 chairs is provided along with a bench for up to 3 people.

•The patio floor slopes at an angle of 10 degrees.

Sun Room

•Central double doors have a threshold of 15cm and a full open width of 112cm.

•The flooring is painted concrete.

Additional Information

• Information folder is produced in size 14 font

•Good mobile phone reception

•Evacuation of the cottage is via the closest external door, either front door or back door.

•The cottage is a no smoking zone except on the front patio area.
